Mold Remediation and Bio Hazard Removal

Did you know... under BC’s Strata Property Act:


s. 72(1) – Strata must repair and maintain common property (attics, insulation, ventilation).
Note: Responsibility may vary based on your strata’s registered by-laws and plan


s. 98(3) – Council can spend immediately on health & safety issues without waiting for an owner vote (requires a majority vote of council and is subject to your strata’s bylaws)


s. 108 – A special levy may be needed, but work doesn’t wait in emergencies.


s. 171–173 – Owners can request the the Civil Resolution Tribunal (CRT) to help resolve the issue if repairs are not addressed

Did you know... Certified Contractors must follow IICRC Standards?

 

Mold Remediation (S520): porous materials like insulation must be removed; work areas sealed with containment + HEPA filtration; moisture sources must be corrected.


Biohazard Cleanup (S540): covers rodent droppings/urine; workers wear protective gear; biohazard waste is safely removed, disinfected, and replaced.

Did you know... 

 

Strata Councils should hire certified contractors and must comply with WorkSafeBC (OHS - Hazardous Material regulations) and IICRC Standards

 

Owners must allow access to their units when common property is involved.

The strata may be held responsible if remediation is delayed.
